Updated October 2026

Helena and East Helena buyers often compare established neighborhoods, newer subdivisions and valley properties within the same search. A useful mortgage budget must account for the parcel's actual tax district, services and assessments. A similar purchase price does not guarantee a similar monthly payment across Lewis and Clark County.

Understand the property-tax calculation

Montana's Class 4 residential framework has used a 1.35% taxable-value rate, but that figure is not a flat tax charged against the purchase price. Primary-residence homestead treatment and applicable tiers can change the calculation. For a 2026 purchase, establish the property's classification and current treatment through the Montana Department of Revenue.

The state's two-year residential reappraisal cycle also matters. A prior tax bill can reflect valuation and eligibility conditions that differ from the buyer's future bill. Local mill levies and assessments contribute to the final amount.

Use the monthly payment calculator with a property-specific tax estimate, not a statewide percentage multiplied by the asking price.

Compare assistance by repayment structure

The Montana Housing Regular Bond Program can help eligible buyers access a first mortgage with assistance. Bond Advantage provides 5%, up to $15,000, through a 15-year amortizing second loan. MBOH Plus provides 5%, up to $15,000, at 0% with deferred repayment.

The distinction is practical: one structure adds scheduled payments, while the other postpones repayment under its program terms. Neither should be treated as automatically forgivable. Check household eligibility, purchase-price restrictions, education requirements and available funding with Montana Housing.

Ask for side-by-side figures showing cash to close and total monthly obligations rather than comparing assistance amounts alone.

Prepare for the full closing bill

The 2026 baseline conforming limit is $832,750 for a one-unit home, and the FHA floor is $541,287. Many Helena-area decisions will turn on mortgage insurance, credit and cash reserves before those ceilings become relevant.

Montana does not impose a state real estate transfer tax. Buyers still need to account for title work, recording, appraisal, prepaid insurance and escrow funding. Use the closing cost estimator to organize those items before requesting a property-specific Loan Estimate.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
